Fire doors in Falkirk

Fire door inspection, maintenance, installation and replacement for buildings across Falkirk and the surrounding area.

Falkirk sits between Edinburgh and Glasgow, and the building stock reflects it. Town centre commercial premises and offices, tenement and flatted housing, HMOs and student lets, care homes, and the industrial estates running out towards Grangemouth. All of them have fire doors, and all of them have a duty holder responsible for keeping those doors in working order.

Fire safety duties in Scotland sit with the duty holder under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006. Enforcement is by the Scottish Fire and Rescue Service.

Building work is a separate matter. New build, conversion and alteration in the Falkirk Council area goes through the council's building standards service for a building warrant, and the door specification has to match what was approved.

Two things follow from that. Doors installed under a warrant were correct at the point of installation, which is not the same as being correct now. And most guidance you will find online was written for England, quoting English inspection frequencies that do not apply in Scotland.

Certification covers the complete installed assembly, not just the leaf. Glazing apertures, intumescent strips, frames, hinges and ironmongery all affect whether a door performs the way it was tested to.

Doors fail for reasons that are invisible from across a corridor. A gap a few millimetres too wide. A closer that no longer pulls the door onto the latch. Seals painted over during redecoration. Hardware swapped for something that was never part of the certified set.
