Fire door remedial repairs
Putting right the faults an inspection finds, from seals and closers through to full assembly replacement.
An inspection report tells you what is wrong. Remedial work is what closes it out.
Most failures are not terminal. A door that fails on gap tolerance, a painted seal or a closer that no longer latches can usually be brought back to a compliant condition for a fraction of the cost of replacement. The value is in knowing which faults are worth repairing and which are not.
Common remedial work
- Gap correction
- Adjusting or rehanging doors, and where appropriate fitting approved edge treatments to bring clearances into tolerance.
- Seal renewal
- Removing painted or damaged intumescent and smoke seals and fitting new.
- Closer replacement
- Fitting closers that shut the door fully onto the latch.
- Hinge replacement
- Correct number of fire rated hinges, properly fixed.
- Ironmongery correction
- Replacing components that are not compatible with the certified assembly.
- Aperture and damage repair
- Making good impact damage and unauthorised holes where the door is repairable.
- Frame and fixing correction
- Repacking and refixing frames that were never installed correctly.
- Signage
- Fitting correct mandatory signage where it is missing or illegible.
When repair is not the answer
Not every fault is worth correcting. A door with a large aperture cut into it after manufacture, extensive impact damage, or a frame that was never part of a certified set may not be economic to repair, and in some cases cannot be brought back to its tested performance at all.
We will say so. It is a worse outcome for everyone if a repaired door fails the next inspection, and it costs you twice.
Closing out the report
Remedial work is recorded door by door against the original inspection findings, so you finish with a documented position rather than an invoice for miscellaneous repairs. That record is what you produce if the Scottish Fire and Rescue Service asks how the faults were dealt with.
