A fire door is a mechanical assembly in daily use. Closers lose their adjustment, latches stop catching, hinges work loose, seals get painted over, and doors take knocks from trolleys, furniture and everything else that moves through a building.
None of that is neglect. It is ordinary wear, and it is why doors that passed an inspection two years ago often do not pass the next one. Maintenance is the difference between fixing four doors a year and replacing forty at once.

Maintenance and your risk assessment
Under the Fire (Scotland) Act 2005, the duty holder has to keep fire safety measures in working order, not simply have them installed. A door that no longer closes is not a compliant door, whatever it was when it was fitted.
A maintenance schedule gives you a defensible position. It shows the doors are being kept in the condition your fire risk assessment assumes, and it means faults get caught while they are still small.
We set the interval around your building and how hard the doors work. A busy communal stairwell needs attention more often than a door into a plant room that opens twice a month.

Common questions
It depends on the building and the traffic the doors take. Communal areas in busy residential and commercial buildings usually need more frequent attention than low-use doors. The interval should reflect what your fire risk assessment assumes.
